Alco Projects was appointed to deliver the refurbishment and modernisation of two residential properties on Charleston Street, forming part of the client’s established rental portfolio in Southeast London. The works were undertaken between tenancies as part of an ongoing asset improvement programme, with a clear focus on quality, compliance, and programme certainty to support prompt reoccupation.

THE Brief

The client required a principal contractor capable of delivering a comprehensive refurbishment within a tight turnaround period, while maintaining quality standards and regulatory compliance. The key objectives of the brief were to:

  • Achieve a rapid programme to minimise void periods between tenancies
  • Modernise layouts, fixtures, and finishes to meet current tenant expectations
  • Ensure full compliance with current building, fire safety, and M&E regulations

 

The project was delivered within a residential environment, requiring careful consideration of programme constraints, logistics, access, and neighbour sensitivity. Budget control, quality assurance, and safe delivery were fundamental performance requirements throughout.

  • Site preliminaries, surveys, welfare facilities, and temporary services
  • Strip-out and demolition works with compliant waste management
  • Masonry repairs and structural alterations
  • Carpentry, timber framing, and first fix installations
  • Roof repairs and full weatherproofing
  • Dry lining, partitions, ceilings, and rigid sheet flooring
  • Internal joinery including doors, stair elements, skirtings, and ironmongery
  • Plastering, tiling, and decorative finishes throughout
  • Installation of kitchens, integrated appliances, and sanitaryware
  • Fire safety measures including fire doors, signage, and compartmentation
