Alco Projects delivered a comprehensive refurbishment and upgrade of 10 Canfield Gardens, a multi-storey residential building in Hampstead comprising 16 self-contained flats and shared communal areas. Commissioned by Akelius, the project aimed to modernise the property while addressing structural, fabric, and services upgrades across the entire building. 

The works combined internal refurbishment with structural interventions, roof renewals, façade repairs, and new mechanical and electrical systems. External improvements, including landscaping and resident amenities, were also delivered to enhance the usability and presentation of the site, ensuring the building meets modern expectations for residential living. 

THE Brief

The client commissioned a full refurbishment programme to upgrade the building’s structure, services, and internal environments across all 16 apartments and common areas. The objective was to improve thermal performance, resolve underlying structural and fabric issues, and deliver high-quality finishes aligned with Akelius design standards. 

The scope included structural interventions, roof renewals, façade repairs, and the installation of modern mechanical and electrical systems, alongside improvements to external areas and resident amenities. 

The works were undertaken within a constrained urban setting surrounded by neighbouring residential properties, requiring careful management of working hours, noise restrictions, and access arrangements within a defined construction programme.

Through careful planning and coordinated delivery, Alco Projects transformed the building into a modern, thermally efficient residential asset aligned with contemporary living standards while maintaining its integration within a dense residential neighbourhood. 

A detailed construction programme was developed to sequence structural works, refurbishment activities, and external upgrades efficiently. Full-time site supervision and systematic progress monitoring ensured the project progressed safely and in accordance with programme requirements. 

Particular attention was given to the coordination of temporary works, including scaffolding arrangements over neighbouring structures and protection measures for adjacent properties. Complex structural interventions, including underpinning, reinforced concrete works, and steel alterations, were carefully integrated with architectural and mechanical services upgrades. 

A structured value engineering process was also implemented to optimise materials and construction methods while maintaining the required performance and durability standards.

The refurbishment programme involved a comprehensive transformation of both the internal living spaces and the building’s external envelope. 

Internally, all 16 flats and common areas were stripped out and refurbished with new partitions, linings, finishes, kitchens, bathrooms, doors, and upgraded layouts. Mechanical and electrical services were fully renewed, including the installation of a central boiler plant, heating distribution system, ventilation systems, fire detection, and landlord and tenant metering. 

Structural works formed a significant element of the project, including underpinning works, reinforced concrete slabs, retaining walls, and alterations to structural steel and joists to support the building’s reconfiguration. 

Externally, the works included façade repairs and conservation measures such as brickwork cleaning and repointing, stone repairs, and window replacements, alongside the renewal of rainwater goods. Roof works included slate and flat roof replacements, upgraded insulation, waterproofing systems, and green roof installations. 

Landscaping, paving, fencing, and new bike and bin storage facilities were also delivered to enhance resident amenity.

The refurbishment of 10 Canfield Gardens has delivered a fully modernised residential building that meets contemporary expectations for comfort, performance, and durability. 

All 16 apartments and shared spaces now benefit from upgraded layouts, new finishes, improved heating and ventilation systems, and enhanced thermal performance. Structural upgrades and envelope repairs have strengthened the long-term integrity of the building while improving its external appearance. 

Enhanced landscaping and resident facilities further improve the living environment, providing Akelius with a renewed residential asset designed for long-term performance and resident satisfaction.
