Track & Build was appointed by Places for People to undertake critical roof repair works at Hammersmith & City Station, restoring the integrity of a deteriorated pitched slate roof above a retail unit. The project was commissioned to resolve ongoing water ingress that threatened the condition of the unit ahead of occupation by a new tenant.
Delivered within a live operational station environment, the works required careful planning, efficient sequencing and robust weather protection measures throughout. Completed over a three-week programme, the project ensured the roof was fully weatherproofed, protecting the asset while supporting the station's continued day-to-day operation.
The existing pitched slate roof had deteriorated over time, allowing water to penetrate the structure and affect the retail space below. Places for London required a permanent repair solution that would restore the roof's performance while minimising disruption to passengers, station operations and neighbouring retailers.
With the station remaining fully operational throughout the programme, the works needed to be carefully managed to maintain safety, protect the building from further weather exposure and deliver a durable, long-term solution within a compressed timeframe.
Track & Build developed a planned programme that enabled the roof renewal works to be completed safely and efficiently within the live station environment. Each phase was carefully sequenced to minimise operational disruption while ensuring the roof remained protected from the elements at all times.
Temporary weatherproofing measures were implemented at the end of every shift to safeguard the building until the permanent roof covering was reinstated. Close coordination with the client and station stakeholders allowed the team to maintain progress while working around the operational requirements of one of London's busiest transport networks.
Throughout the project, quality assurance remained a key priority, with all materials selected to provide a close visual match to the existing roof while delivering improved long-term performance and durability.
The scope of works involved the complete repair and renewal of both sides of the damaged pitched slate roof.
Existing damaged slate roofing was carefully removed before new roofing felt, battens and corrosion-resistant fixings were installed to create a robust roof build-up. New slate tiles were selected to closely match the appearance of the original roof, maintaining the station's existing character while significantly improving weather resistance.
The project also included the installation of a new dry ridge system to enhance the roof's long-term performance, alongside the renewal and repair of leadwork around perimeter details where required. Throughout the programme, the roof was fully protected following each working shift to prevent further water ingress and maintain a safe environment within the occupied building below.
Following completion, comprehensive inspections and testing confirmed the roof had been successfully restored to a fully watertight condition, providing a reliable and durable solution for the client.
