Alco Living was appointed by Regal Homes to deliver the design, supply and installation of kitchens for 58 residential apartments at Warburton Road, alongside two commercial kitchens and a bespoke reception desk within the adjoining shared office space.
The development, formerly an historic laundrette, has been redeveloped into a mixed-use scheme comprising luxury apartments and flexible commercial workspace in the heart of Hackney, moments from London Fields and Victoria Park.
The project required coordinated delivery across residential and commercial environments, with Alco Living working in partnership with Alco Interiors to support the wider fit-out of the shared office space.
Regal Homes required a high-quality kitchen package aligned with the premium positioning of the residential development, alongside specialist commercial kitchen installations within the office element of the scheme.
For the 58 apartments, consistency in design and finish was essential, while allowing for practical adjustments across repeating plot types. Check measurements were required following base build completion to ensure manufacturing accuracy.
The commercial element introduced additional complexity, demanding specification-compliant equipment and integration within a shared workspace environment, coordinated alongside multiple trades and suppliers.
Alco Living adopted a structured and collaborative delivery strategy across both residential and commercial elements.
Each apartment kitchen was check measured upon completion of the shell and core works. While many plots shared similar layouts, minor amendments were incorporated where required to ensure precise fit and finish.
Given the involvement of multiple furniture suppliers to meet specification requirements, enhanced internal coordination was implemented to maintain programme certainty and quality consistency. Installation sequencing was carefully managed, particularly where multiple subcontractors were operating concurrently.
For the commercial workspace, Alco Living worked closely with Alco Interiors to align kitchen installations with the wider fit-out programme, ensuring integration with services, finishes and reception joinery.
All 58 apartments were fitted with lacquer shaker doors with light grey carcasses, paired with 20mm quartz worktops to deliver a refined and durable finish.
Specifications included:
The repetition of core kitchen types enabled manufacturing efficiencies, while tailored adjustments ensured each installation responded accurately to its respective layout.
Within the shared office space, Alco Living supplied and installed two commercial kitchens and a bespoke reception desk.
The commercial kitchens featured:
These installations required careful coordination with building services and compliance considerations appropriate to a commercial environment.
Warburton Road was successfully delivered over a 19-month programme, providing 58 fully fitted residential kitchens alongside two commercial kitchens and a reception installation within the expansive workspace element.
The project demonstrates Alco Living’s capability to operate across mixed-use developments, maintaining specification integrity and quality control while managing varied plot types and commercial requirements within a single scheme.
Warburton Road reflects Alco Living’s ability to deliver at scale while maintaining precision and coordination. Through structured planning and collaboration with Alco Interiors, the division provided a seamless kitchen and joinery package supporting the successful transformation of a historic Hackney site into contemporary residential and commercial space.
